In an environmentally conscious society, constructing mixed-use developments has proven to reduce traffic and pollution by creating pedestrian-friendly environments. These buildings combine residential, commercial, cultural and/or industrial usage within a relatively small and dense area.
In and around Toronto, where the population has grown significantly during the past decade, mixed-use construction projects are appearing all over the city and its suburbs.
Here are 3 up and coming mixed-use developments to watch for.
Burlington GO Lands
CLV Group and InterRent REIT announced they have entered into a partnership with Brookfield Property Partners to develop a large multi-family, mixed-use development on the Burlington GO Lands just outside of Toronto.
Speaking to the project is President of CLV Group, Mike McGahan.
“The formation of this joint venture between InterRent, Brookfield, and CLV provides an amazing opportunity to combine the experience and resources of three best-in-class real estate entities in developing this unique, ideally located site. It is very rare to find a prime development site of this size, on transit, and with such complementary zoning permissions,” says Mike McGahan.
The project is being designed to appeal to residents who are interested in an urban lifestyle. The multi-phase development will include a full array of residential, retail and amenity spaces to create a thriving community with direct access to downtown and major highways via the GO train commuter rail system.
The Orbit
Once completed, this new futuristic city located about 60km north of Toronto in the town of Innisfil will become a mixed-use community centred around accessible transit.
In a master plan drafted by PARTISANS, the new city will eventually become home to up to 150 thousand people and will center around a new GO Station set to be built in the area which will provide faster, more accessible transit for those who live in the region.
According to a statement on the town’s website, “We aren’t just building another cookie-cutter shelter with a parking lot — we know this is an opportunity to provide our community with a real transit hub and much more.”
888 Dupont Street
At the northeast corner of Dupont and Ossington Avenues a mixed-use development known as 888 Dupont Street will become an artist’s hub, reflective of the creative community in which it sits.
Designed by Suulin Architects, the building will house a rooftop restaurant, shops on the first floor, a basement and an entire “vertical farm” on its back wall. The building will offer 99 live-work apartments and 13 affordable rental units upon its completion.
